This year marks the 8th annual Parade of Homes by Colorado Group Realty (CGR) being held over Labor Day weekend.  This Parade shouldn’t be blurred as another series of homes advertised as an “Open House” as the 2014 Steamboat Springs Parade of Homes features six unique properties- and only two of which have been marketed for sale.  Similar to the Parade of Homes in the Front Range, ticket purchase is required, with the ticket proceeds benefitting the Colorado Group Charitable Foundation.  In addition to Parade of Home ticket proceeds, Colorado Group Realty Brokers make a donation to this Foundation at each real estate closing.  Amazingly, so far the Colorado Group Charitable Foundation has donated over $100,000 to non-profits in Routt County!

In March of last year, CNNMoney & Realty Track reported that 4.8 million borrowers lost their homes to foreclosure, while another 2.2 million gave them up in a short sale during the housing bubble burst.  Fortunately, the inventory for distressed properties is decreasing as American's continue their financial recovery and housing values do the same. This week while meeting with one of our listing clients they expressed concern over a price reduction on their home which is posed to sell in 2014.  The reason for their concern was due to the 3.8% tax that can be applicable due to the Health Care Reform Law.  With their understanding of the Act, they thought they would automatically be paying this 3.8% as a transfer tax at closing- the proceeds of that to benefit Medicare.  There has actually been a lot of confusion about this so we were able to provide them with information that this tax only affects a narrow band of investment income for high-wealth households (those who earn $250,000 in a joint return or $200,000 as an individual) that could come into play on the sale of real estate if the sales gain…

The good news for housing is that price gains next year are expected to be only about half as strong as in 2013, when sellers stayed on the sidelines. Yes, that's good news. "For a sustainable recovery you want to see more balance between buyers and sellers," says David Stiff, chief economist at CoreLogic Case-Shiller, which is forecasting a 6.8% rise in the median home value for 2014.

Inventory is already improving. Nationwide, the number of homes for sale in September rose 1.8% vs. a year earlier, according to the National Association of Realtors. That's the first increase since late 2011. In Los Angeles, Atlanta, and Orlando, inventory was 10% or higher than a year earlier.

The Steamboat market is showing continued signs of recovery in 2013 after doing the same in 2012, whereby it produced an increase in total sales of 9.3% over 2011 figures.  Volume through the first quarter of 2013 reveals an increase of 8.5% from the first quarter of 2012.  Accordingly, our transactions have increased in 2013 by 8.8% from our 2012 first quarter figures.  We are certainly seeing the trend of recovery continuing into the second quarter. In a recent survey conducted by Trulia (see our Facebook posting April 22) on real estate regrets, Trulia reported that the number one regret of renters was that they wished they had bought instead of rented; while the number one regret of homeowners was that they wished they had purchased a larger home. Our

On January 12th, the Steamboat Ski Area celebrated its 50th Anniversary.
